TMV Testing & Servicing

Annual thermostatic mixing valve testing for healthcare, aged care, childcare, strata & commercial sites.

A thermostatic mixing valve (TMV) blends hot and cold water to deliver it at a safe, stable temperature, protecting vulnerable people from scalding while still keeping stored hot water hot enough to control bacteria. Where TMVs are installed, they must be serviced and tested every 12 months by a licensed plumber under AS 4032.3. Fenech Plumbing & Gas installs, services, repairs and annually tests TMVs and tempering valves, and provides certificates for your compliance records.

What is a TMV, and why it matters

Hot water is stored at 60°C or higher to kill Legionella, but water that hot scalds in seconds. A TMV mixes it down to a safe delivery temperature (typically 45°C in healthcare and aged care, 50°C in most other buildings) at the tap. Over time the valve's thermostatic element drifts, so it must be checked, cleaned and recalibrated annually to keep delivering safe water.

Who legally needs it, and how often

  • Healthcare, aged care & childcare: TMVs are mandatory and must deliver water at the regulated safe temperature.
  • Schools, gyms & public amenities with shared or accessible facilities.
  • Strata & commercial buildings with tempered warm-water systems.
  • Annual testing is mandatory: TMVs must be serviced and tested every 12 months under AS 4032.3.
  • Certificates are required: we provide a compliance certificate for each valve for your records and audits.
  • Owners corporations & facility managers are responsible for keeping testing current.

Why Fenech Plumbing & Gas

TMV testing pairs with our strata plumbing and commercial maintenance programs, and with backflow testing, so we can cover all of a building's annual compliance in one schedule.

Frequently asked questions

How often must a TMV be tested?

Thermostatic mixing valves must be tested and serviced every 12 months by a licensed person under AS 4032.3. Annual testing confirms the valve still delivers water at a safe, stable temperature and protects against scalding.

What buildings need thermostatic mixing valves?

TMVs are mandatory wherever vulnerable people may use the hot water, including hospitals, aged care, childcare, schools and many healthcare and disability facilities. They are increasingly fitted in strata and commercial buildings to control scald risk.

Do you provide a TMV compliance certificate?

Yes. After each annual test we supply a compliance certificate recording the valve, the measured temperature and the test date, which you keep for your building's compliance records and audits.

What does a TMV service involve?

We inspect and clean the valve, replace worn components as needed, recommission it and verify the outlet temperature against the standard. If a valve cannot be brought back into tolerance we recommend repair or replacement and re-test.

Peter installed a dishwasher for us yesterday and we couldn't be happier. After being stuffed around by half a dozen other plumbers, he was a breath of fresh air and did the job quickly, cleanly, without fuss and for an excellent price. Highly recommend!
