How we work with your buildings

  1. Property specs on file. Once we've worked on a building we keep a record: heater types and ages, valve and anode service dates, where the isolation points and meters are, and what we've already repaired. The next call doesn't start from zero and you don't have to re-explain the site.
  2. You call, we assess. Hand us the job and we deal with the resident or caretaker directly to arrange access. Urgent issues are treated as urgent, and we tell you what we're doing rather than leaving you to chase it.
  3. Quote, approve, fix. We can often quote on the spot, or send a written quote if the committee or your agency needs it on file for owner approval. Free quotes, and the price we give you is the price.
  4. A temporary repair while approval is pending. If a full replacement needs sign off first, we can often make things safe and usable in the meantime. It isn't always possible, a fully burst tank being the obvious case, but it's our default where it is.
  5. You get the paperwork. An itemised invoice and a job report you can forward straight to the owners corporation or the landlord, with photos where they make the decision easier.

Where the responsibility sits: common property or the lot

This is the question that holds up more strata plumbing jobs than any actual repair. As a general rule the owners corporation is responsible for plumbing on common property, which covers shared pipes, risers, mains and stormwater, while the lot owner is responsible for the pipes and fixtures inside their own lot.

In practice plenty of jobs cross the line. A leak showing up in one unit's ceiling often starts in a shared riser or in the lot above. A blocked branch can sit inside a lot while the cause sits in the common line it feeds into. We don't guess at it and we don't decide it for you. We document exactly what we found and where it sits, with photos, so you have something concrete to allocate the cost against and something to show an owner who disagrees.
